Mid-century commercial tower rehabilitation combining seismic hardening and modernization.
Structural rehabilitation and seismic upgrading of a 22-story mid-century concrete office tower into modern mixed-use commercial space. The scope included reinforced shear wall thickening, carbon-fiber composite column wraps, MEP modernization, and curtain wall replacement within a densely populated downtown core.
Decades of weathering required extensive concrete spall repair before structural strengthening could take place. The structural engineering plan demanded substantial weight redistribution across lower load-bearing columns without reducing leasable interior floor plates.
Hydro-demolition concrete restoration reinforced with carbon-fiber polymer wraps.
Hydro-demolition stripped deteriorated concrete without micro-fracturing existing rebar cages, followed by high-strength self-consolidating concrete (SCC) pumping into precision formwork. Carbon fiber reinforced polymer (CFRP) wrapping reinforced critical structural columns across the lower five levels to dramatically boost ductility and shear capacity.
An external mast-climbing work platform system allowed facade removal and unitized double-glazed curtain wall installation to proceed floor by floor without occupying ground-level sidewalks or blocking arterial bus lanes.
Multi-million dollar structural savings achieved while preserving embodied carbon.
Modernizing the existing structural frame preserved substantial embodied carbon compared to full demolition and rebuild, while upgrading the tower to exceed modern seismic safety codes.
